It blends traditional Zagori architecture with modern comforts, offering an authentic experience within the UNESCO World Heritage cultural landscape of Zagori.

Location & Access

Where is Apeiros Chora located?

Apeiros Chora is located in Kato Pedina, in the heart of Central Zagori in Epirus, Greece.

Its central location makes it an ideal base for exploring the region. Many of Zagori’s best-known villages, hiking trails, stone bridges, viewpoints, and natural landmarks are reachable within a short drive.

Papingo, Tsepelovo, and the stone bridges around Kipi are all about 30 minutes away, while the city of Ioannina is about 35–40 minutes from the property.

Situated within the UNESCO World Heritage cultural landscape of Zagori, Apeiros Chora offers easy access to the region’s most important attractions while allowing guests to stay in a traditional village, away from the busiest tourist centers.

Why stay in Central Zagori?

Central Zagori offers one of the most convenient bases for exploring the region as a whole.

From Apeiros Chora, guests can easily visit the Vikos Gorge, the traditional villages of Zagori, the historic stone bridges, the Voidomatis River, Papingo, Tsepelovo, Monodendri, Kipi, and many of the area’s hiking routes without changing accommodations.

Kato Pedina is also one of the closest Zagori villages for exploring the Pogoni region and the landscapes near the Greek-Albanian border.

For visitors wishing to explore different parts of Zagori during the same stay, Central Zagori is often the most practical base.

Why book directly with Apeiros Chora?

Booking directly allows us to offer a more personalized experience from the first contact.

Depending on availability and the nature of your stay, direct bookings may offer greater flexibility, personalized itinerary planning, room recommendations, special arrangements, and access to experiences that may not always be available on third-party booking platforms.

Direct communication also helps us better accommodate special requests, celebrations, dietary needs, wellness arrangements, and inquiries regarding exclusive use.

What does Zagori mean, and what are Zagorochoria?

Zagori is a historic mountain region in Epirus, northwestern Greece, recognized as a UNESCO World Heritage cultural landscape.

The region comprises 46 traditional stone villages, collectively known as Zagorochoria (the villages of Zagori), linked by historic footpaths, stone bridges, and mountain routes.

Apeiros Chora is located in Kato Pedina, one of the villages in Central Zagori.

Is Vikos Gorge nearby?

The nearest entrance to Vikos Gorge is approximately 15 minutes away by car.

From Apeiros Chora, guests enjoy views towards Mount Stouros, which forms part of the mountainous landscape surrounding the Vikos Gorge.

Is parking available?

Yes. Complimentary private parking is available directly adjacent to Apeiros Chora.

Because parking can be limited in many traditional Zagori villages, guests often appreciate the convenience of parking near the house and easily unloading their luggage.

Is EV charging available nearby?

Yes. A Protergia EV charging station is available in our parking area for our guests and other visitors to Zagori.

Is a car necessary?

A private vehicle is strongly recommended for exploring the Zagori region.

Zagori (Zagorochoria) is a network of 46 traditional villages spread across a large mountainous region, with many of its most important attractions throughout the area. While public transportation is limited, a car is by far the most convenient way to explore the villages, stone bridges, hiking routes, viewpoints, and natural landmarks that make Zagori unique.

What is the nearest airport?

Ioannina Airport is about 25–30 minutes by car.

For international travelers, the nearest major international gateways are Aktio (Preveza) Airport, about 1 hour and 45 minutes away; Corfu International Airport, about 2 hours away (including the ferry crossing); and Thessaloniki Airport, about 3 hours away by car.

Many guests also arrive at Athens International Airport and continue to Zagori either by domestic flight to Ioannina or by road.

Can an airport transfer or another private transfer be arranged?

Yes. Subject to prior notice and additional cost, we can assist with arranging taxi transfers, private vehicles, or small buses, depending on your group size.

Rooms & Facilities

Is breakfast included?

Breakfast is included with all stays unless otherwise specified.

At Apeiros Chora, breakfast is more than a meal. It is one of the moments when guests naturally gather to share stories and discuss hiking routes, local discoveries, books, history, and life in general. While privacy is always respected, many guests consider these spontaneous conversations around the breakfast table an important part of the house’s atmosphere.

Prepared in the spirit of a traditional family home rather than a large hotel, breakfast features a selection of homemade and locally inspired dishes made with seasonal ingredients and local products, using family recipes passed down through generations and drawing on the culinary traditions of Zagori and the wider Epirus region.

Many guests particularly enjoy discovering the variety of traditional preparations served throughout their stay, including homemade bread, pies, cakes, preserves, local specialties, and our daily egg preparation, which often reflects Epirus’s rich culinary heritage.

Rather than offering a standardized menu, we prepare breakfast based on the season, available ingredients, and the house’s traditions. For many guests, the daily surprise of what is being prepared that morning becomes one of the most memorable parts of their stay and an integral part of the Apeiros Chora experience.

Can dietary requirements be accommodated?

Yes. We are happy to accommodate most dietary requirements, food allergies, and dietary preferences when notified in advance. Please let us know before your arrival so we can prepare.

Because many of our breakfast dishes are homemade and prepared daily, advance notice helps us deliver the best possible experience.

Does Apeiros Chora have a restaurant?

No. Apeiros Chora does not operate a restaurant.

However, several traditional tavernas and dining options are within a short walk or a short drive from the house. Subject to availability and advance notice, private dining experiences may also be arranged.

Can I bring food or drinks from outside?

Apeiros Chora is a historic mansion and not a self-catering property.

To help preserve the house, its furnishings, historic character, and the quality of the linens and textiles provided to our guests, we kindly ask that food and drinks purchased off the property not be consumed in guest rooms or indoor common areas without prior arrangement.

If you would like to bring a special meal, refreshments, or other food items, please let us know in advance. We will be happy to recommend the most appropriate location and assist in a way that preserves the house’s cleanliness, comfort, and character for all guests.

Is daily housekeeping provided?

Yes, it is provided daily, even when the entire property is booked privately.

Is Wi-Fi available?

Yes. Complimentary Wi-Fi is available throughout the property.

Is there air conditioning?

No, Apeiros Chora does not have air conditioning.

Located at approximately 900 meters (3,000 feet) above sea level in the mountains of Zagori, our area enjoys a naturally cooler climate than most of Greece. During the summer months, temperatures typically drop by 15–20°C after sunset, creating pleasantly cool evenings and nights.

Kato Pedina also benefits from the cool mountain air currents from the surrounding mountains and the nearby Vikos Gorge. For generations, residents have relied on this natural cooling cycle by ventilating their homes in the evening and at night and by keeping windows shaded or closed during the warmest hours of the day.

The house itself is a historic stone mansion with very thick walls and an insulated roof, designed to stay comfortable during the warmer months. Combined with the cool night air, these traditional construction methods help maintain pleasant indoor temperatures throughout the summer.

Floor fans are available in all rooms, and the Purple Suite also features ceiling fans.

Historically, the mountain climate of Zagori has made air conditioning largely unnecessary in traditional stone houses like ours. Local tradition even associates Kato Pedina with its cool climate and refreshing mountain air. Whatever the origin of the village’s name, generations of residents have appreciated the pleasantly cool summer nights that remain characteristic of the area today.

Is there an elevator?

No. Due to the mansion’s historic architecture, there is no elevator.

Most guest rooms and common areas are connected by traditional interior and exterior stairways.

Guests with reduced mobility or specific accessibility needs are encouraged to contact us before booking so we can help determine the most suitable accommodation option.

Wellness

Does the property have a spa?

Yes. Apeiros Chora offers a traditional hammam and a jacuzzi, both available upon request and subject to availability.

The hammam is generally available year-round. The jacuzzi operates seasonally and may not be available at all times, particularly during the warmer months, when the mountain climate of Zagori naturally reduces the need for heated wellness facilities.

Do wellness facilities require a reservation?

Guests interested in using the hammam or jacuzzi are encouraged to contact us in advance. For exclusive-use reservations of the entire property, both facilities can generally be arranged with prior notice.

Are massages or yoga sessions available?

Yes. Massage treatments and private yoga sessions may be arranged upon request with an external professional therapist, pending availability.

Because these services require advance scheduling and coordination, we kindly recommend contacting us well before your arrival if you would like to include them in your stay.

For exclusive-use reservations of the entire property, private wellness programs that combine yoga, relaxation, and massage treatments may also be arranged upon request.

Experiences & Outdoor Activities

Can special dining experiences be arranged?

Yes. Subject to availability and planning, Apeiros Chora may arrange private dining experiences inspired by the culinary traditions of Zagori and Epirus.

Depending on the occasion, these may include traditional home-style meals, private dinners prepared by local chefs, outdoor dining experiences, cooking demonstrations, or small celebrations for families and groups.

Because these experiences are individually designed and involve external collaborators, advance notice is essential. We recommend contacting us as early as possible if dining is important to your stay.

Can Apeiros Chora host special occasions?

Yes. Subject to availability, Apeiros Chora may be reserved for wedding receptions, christenings, family gatherings, milestone celebrations, anniversaries, wellness retreats, and small corporate events.
